One of the most common misconceptions when selling a home is that you must hire an agent. We are going to discuss some of the pros and cons of hiring an agent, as well as alternatives if you choose not to.
If you decide to hire an agent, you will normally sign a binding agreement so they can advertise your home on the MLS. This allows other agents to see your home, and it will populate on common sites like Zillow and Redfin. Hiring an agent to list your home might be the a good choice for you if you would benefit from general home-selling advice, assistance with paperwork, and help negotiating.
Alternatively, you might consider working directly with a home-buying company. In this case, you will normally speak with and negotiate directly with the buyer. You will sign a binding agreement to sell to that company, and the property will close according to the terms you agreed on.
This might be a good choice for you if you don’t want to pay agent commissions, want to speak directly to your buyer, and are looking to sell as-is for cash.
Although at times you may get more if you work with an agent to list on the MLS, most home buying companies offer special incentives like paying for closing costs, expedited closings, and minimal walkthroughs.
